Package Contents • Design Concept & Construction Blueprints Linwood works with homeowners to develop the design concept and then draft preliminary plans which consider site specific issues, including the placement of the home on the property. Changes can easily be made to preliminary plans which are then used to produce construction blueprints. Construction blueprints typically incorporate foundation layouts and are pre-engineered to meet structural loading requirements. They are used to obtain building permits, local engineering approvals (if required) and for construction purposes. These high quality blueprints detail all key construction information in great detail so that the house can be built to meet applicable building codes. • Framing Lumber Linwood provides a special grade of highline SPF kiln dried framing lumber and studs in all home packages. • Siding Linwood offers the option of both high quality cedar and composite siding materials . We are the only home supplier that actually manufactures its own cedar components . Linwood supplies Western Red Cedar which is one of the finest building materials in the world. This wood is highly valued because it is naturally durable, dimensionally stable and resistant to decay as well as beautiful in appearance. Linwood is the only company that has the ability to cut, dry and remanufacture the high grade western red cedar used to produce our channel siding, fascia and soffit. We have developed our own premium grade specifications using only select tight knot cedar product. This means that there is maximum resistance to knots popping from boards once installed. This kind of quality material is simply unavailable elsewhere . Linwood channel siding provides up to twice the protection on exterior walls and is more stable and easier to install than bevel siding. Most cedar on the market is green and produced in standard grades with a nominal thickness of 5/8 inch. Use of this lower quality material can result in a waste factor of up to 40% during construction. By contrast Linwood uses carefully dried oversized top quality cedar blanks to produce a 3/4 inch siding and interior liner. This means you get about 20% more material covering your walls which provides more stability and durability. You also need to buy significantly less because of the minimal waste factor. Linwood offers siding in a variety of different profiles. Exterior products have a combed face to enhance appearance and allow better staining characteristics. Pre-staining siding is increasingly popular as it saves time and effort, particularly in awkward locations and adverse weather conditions. Cedar siding is preferred for a natural look while composite materials like Hardie siding can be painted in bold colors.
• Windows & Doors Linwood is one of the largest accounts for national suppliers of window and doors. These suppliers can produce the full range of shapes, sizes and performance levels required in custom home building. Only major manufacturers are able to produce the wide range of shapes, sizes, colors, jamb thicknesses and styles of windows and doors required to get the best design result in custom homes. All are made with high quality materials that require minimal maintenance. These high end products give you superior performance in terms of energy efficiency and UV protection. They are custom made for all Linwood designs and offered in your choice of metal clad, wood and PVC windows. The key feature of our windows is that you have complete flexibility in how you want your windows to open. Reliable performance in the field backed by a meaningful warranty is particularly important in remote locations or extreme weather areas. • Glu-lam beams Linwood uses export grade Douglas fir rather than SPF material in laminated beams. The beams are laminated using catalytic glue rather than PVA glue for the best appearance and maximum structural strength. This means they can be used in virtually any climate or weather conditions. Homes with vaulted open areas will often use exposed laminated beams to support the roof structure. This gives a pleasing and warm interior look. It also allows the exterior roof line to match the angle of interior rake windows which is not possible with standard roof trusses. Laminated beams are structurally stronger and more stable than solid timbers allowing greater spans and load capacity. Beams are sealed in the factory prior to installation to prevent staining and weather damage.
• Sheathing Material Sheathing is used on floors, walls and roof structures. Different thicknesses of sheathing material can be used depending on code requirements. Linwood only uses higher grade material that delivers better performance and may actually be required in some geographic areas. Western Canadian CSP plywood is regarded as the premium sheathing material because it is manufactured from tight grain wood and has more layers . CSP grade plywood is known for its light weight, bright appearance, small knots and structural stability. It is also up to 7 times more resistant to thickness swell then substitute wood based products. It is the preferred choice of many custom home owners. Half inch standard CSP sheathing is used on the walls and roof of the structure. It is dual stamped PS1-95 to meet or exceed US grade standards and has a C-face with no voids. By contrast US plywood has a D-grade skin on both sides. Three quarter inch select tongue and groove flooring is the premium flooring product. The select face is almost clear and exceeds industry standards . CSP Easy T&G flooring has a wider groove a thicker tongue designed for faster installation. Unlike OSB tile can be installed directly onto this high grade plywood. Oriented strand board or OSB is a composite material that is gaining popularity as production processes improve. It comes in different quality and performance levels. Linwood does supply a better grade of OSB known as Edge Gold as an alternative specification.
• Roofing Linwood offers a wide variety of roofing materials which are complementary to the desired look and design of the home. The choice of roofing materials will affect the structural design of the roof support system. Insulation requirements, proper ventilation as well as the use of ice and water shield and flashing also need to be taken into consideration. Prevailing weather conditions or building codes may restrict the options of materials that can be used. We offer higher end materials including metal and tile in addition to asphalt or fiberglass shingles in a variety of patterns and colors. Different materials have different life expectancies and associated warranty programs. Whatever you choose, Linwood will design an appropriate roof structure to carry the load and allow for proper installation. • Hardware Linwood includes house-wrap, rust-proof nails and metal hangers where required. The popular Post & Beam construction method requires metal hangers and brackets to ensure the structural integrity of the building. Metal hardware is used to secure beams and posts. The weight is transferred to the foundations. The entire point loading system must meet engineering and building code requirements. The direct cost of the hardware for a post & beam home can amount to thousands of dollars as it needs to be specially produced to carry roof loads safely. The cost of specialty hardware is included in the package price. |
